How it works
š Check-in and security deposit
A security deposit of ā¬300, payable in cash, is required upon entry.
The deposit will be returned in full upon check-out, after checking the condition of the apartment.
š¶ Visitor’s tax
Upon arrival, a visitor’s tax of ā¬1.25 per person, per day will also be collected, as provided by the Municipality of St. Vincent. Exempt are children under the age of 12, disabled persons and accompanying persons.
š ZTL access and parking space
The apartment is located in a restricted traffic zone (ZTL).
In order to allow access with your car to the reserved covered parking space, you must communicate the license plate of your vehicle at the time of booking. We will report the details to the local police command to authorize entry.
ā»ļø Garbage collection and disposal
We kindly ask guests to respect the separate collection of garbage, using the appropriate containers in the house.
Before check-out, you are requested to properly dispose of waste, following the directions provided during your stay.
š Check-out
On the day of departure, we will conduct a brief check of the apartment and, if everything is in order, we will proceed to return the security deposit.
š³ Payment methods
Flexible booking: you can pay a 30% deposit (by credit card or bank transfer) and cancel your reservation free of charge within 30 days of your arrival date. Payment instructions will be sent at the time of booking. The remaining amount will be paid upon arrival at the property.
Non-refundable: you can pay the full amount of your stay at a discounted but non-refundable rate via bank transfer or credit card.

Princess Beach: one of the best known, wide and sandy beaches, ideal for families.
Rimigliano Natural Park: a green oasis with free beaches, pine forest and paths. Perfect for those seeking nature and tranquility.
Marina di San Vincenzo: the marina is ideal for a sunset stroll, with clubs and restaurants by the sea.

Passeggiata del Marinaio: a scenic walkway suspended between sea and cliff. Ideal for photos and relaxation.
Costa degli Etruschi bicycle path: for those who love to pedal, it starts right from San Vincenzo and crosses beautiful landscapes between sea and countryside.

Tower of San Vincenzo: symbol of the town, now restored and can be visited only externally.

Campiglia Marittima and Suvereto (15-20 min away): medieval villages perfect for an excursion and a tasting of local wines.
Populonia and Baratti Archaeological Park: Etruscan remains and breathtaking sea views.

Wine Road of the Etruscan Coast: excellent wineries can be found nearby, ideal for tastings (Bolgheri is only 30 minutes away!).

How to reach us
š By car: Set your GPS to “Corso Italia 26 ā San Vincenzo (LI)”. The apartment includes a reserved parking space located nearby. After your check-in is confirmed, we will provide detailed directions and access information for the parking area.
š By train: The San Vincenzo train station is about 600 meters from the apartment and can be easily reached on foot in 6ā8 minutes, following Via della Stazione, then Via Vittorio Emanuele II, until you reach Corso Italia.
āļø By plane: The nearest airport is Pisa International Airport (PSA), about 80 km away. From there, you can either rent a car or take a train towards Grosseto/Rome, with a transfer in Livorno or Campiglia Marittima, arriving at San Vincenzo.

We accept pets in all apartments. There is an extra charge of ā¬50 or ā¬100 depending on the length of stay per animal, so we ask kind guests to contact us at +39 331 23 55 053 or e-mail francesca@immbmp.com for more information.

The terms for free cancellation must be 30 days in advance of the check in date, otherwise the deposit will not be returned and a cancellation fee will be charged.
Just select the flat you are interested in and select the check in and check out dates, once you have entered the reservation with your details, you will receive an e-mail with all the details to make the payment of the 30% deposit, the deposit must be paid by bank transfer to the indicated coordinates.
Once the bank transfer has been made we ask our guests to send the bank account to francesca@immbmp.com if resident in Italy please indicate the tax code in the text of the email.
The invoice will be issued automatically with the data entered in the booking, if there are any changes, you will have to communicate this when creating the booking to our e-mail address francesca@immbmp.com
Don’t worry, we take care of everything! We will prepare the cot for your arrival, just let us know this detail in the booking details, or send us an e-mail.
We will do our best to accommodate this request, depending on the availability of the flat, an extra fee corresponding to half the price per night will be charged.
In our flats we always include bed linen and towels, we provide one set per person, if you need extra linen we will be happy to provide it for a small extra charge of ā¬20.00.
A security deposit will be requested on arrival. The amount of the security deposit varies depending on the property booked. As a company we put love and dedication into the care and maintenance of our flats, so we ask for your commitment to do the same.
